Why Laguna Hills Homes Need This

Why Laguna Hills Homes Need Tile & Grout Cleaning

Alan's Cleaning provides professional tile and grout cleaning for kitchen floors, bathroom floors, shower surrounds, entryways, and outdoor tile. The process uses hot water and appropriate tile-safe cleaning agents applied under pressure, then extracted along with loosened soil, soap scum, mold spores, and discoloration. Grout sealing is recommended after cleaning to keep grout clean longer. Serving all of Orange County since 1990.

01
Coastal Humidity Mold

Marine layer moisture from June through August promotes mold growth in bathroom shower grout throughout coastal OC. The mold penetrates porous grout and cannot be removed by surface scrubbing alone.

02
Hard Water Soap Scum

OC's hard tap water combines with soap residue to form a film on tile and grout that standard bathroom cleaners cannot fully dissolve. Professional extraction strips it from the pore level.

03
Kitchen Grease Absorption

Cooking grease and food spills absorb into porous kitchen grout over months and years. Even regular mopping just moves the grease around. Hot water extraction lifts it from the base of the grout line.

04
Natural Stone Care

Marble and travertine floors common in OC luxury homes require pH-neutral cleaning. Acidic household cleaners etch the surface permanently. We assess material type before selecting any cleaning agent.

Our Process

How it works:
six steps to a flawless finish.

Step 1

Assessment

We identify tile and grout type. Different materials like ceramic versus natural stone require different pH levels and methods.

Step 2

Pre-Treatment

Tile-safe alkaline cleaner is applied to grout lines and allowed to dwell and break down built-up grime.

Step 3

Agitation

A soft rotary brush agitates the grout lines to loosen embedded soil before extraction.

Step 4

Hot Water Extraction

Commercial extractor rinses and vacuums tile and grout simultaneously, removing cleaning solution and loosened debris.

Step 5

Rinse

A final clean-water rinse ensures no detergent residue remains on any surface.

Step 6

Optional Sealing

Dry grout lines are sealed with penetrating grout sealer to protect against future staining.

Tile & Grout Cleaning
FAQ

Can't find the answer? Get in touch and we'll respond within 30 minutes.

Can discolored grout actually be restored, or does it need to be replaced?

In most cases, professional cleaning significantly restores original grout color, even dark gray grout that was originally white. If grout is cracked, crumbling, or physically damaged, replacement may be necessary. However, discoloration alone is almost always cleanable, and professional cleaning costs a fraction of regrouting.

Is tile cleaning safe for natural stone like marble or travertine?

Yes, when done correctly. Natural stone requires pH-neutral cleaners. We never use acidic cleaners on natural stone because they etch the surface and cause permanent dullness. We always assess material type before selecting any cleaning agent, so your stone surfaces are protected throughout the process.

How long does tile cleaning take to dry?

Tile itself dries quickly, typically within 1 to 2 hours. Grout may take slightly longer due to its porous nature. We recommend not walking on freshly cleaned tile for at least 30 minutes to avoid tracking soil back into clean grout lines before they fully dry.

Should I seal my grout after cleaning?

Yes, we strongly recommend it. Grout is porous and will begin to re-absorb soil and moisture immediately after cleaning without a sealer. Sealing immediately after professional cleaning locks out future staining and makes ongoing maintenance much easier. Sealer typically lasts 1 to 3 years depending on traffic and how often you clean.
